West Ashley was Charleston’s first big suburb. Much of it was built after World War II, and the area’s plumbing shows it. Mid-century ranch homes in Avondale, Byrnes Downs, Windermere, Westwood, Sylvan Shores and Ashley Forest sit a short drive from newer communities like Carolina Bay, with tidal creeks, marsh and large live oaks running through all of it. Co-owners Austin Holcomb, a U.S. Marine veteran with 8+ years in the trade, and Austin Webb, a Summerville native with 14+ years in the trade, bring 22+ years of combined plumbing experience to every West Ashley call. We work under SC Residential Plumbing License #RBP 44643 and pull permits for work that requires them.

What Makes West Ashley Plumbing Different

Mid-Century Homes With Aging Pipes

Many homes in Avondale, Byrnes Downs, Windermere, Westwood, Sylvan Shores and Ashley Forest date from the 1950s through the 1970s. Homes from that era often still have galvanized steel supply lines and cast iron drain lines that are now 50 to 70 years old. Galvanized pipe corrodes from the inside, which shows up as low water pressure, rust-colored water when you first open a tap, and leaks at the joints. Cast iron drains develop internal scale, cracks and joint separations that lead to slow drains and recurring backups. If an older West Ashley home keeps having the same problem, the cause is usually the pipe material rather than a single fitting.

Live Oaks and Tree Roots in Sewer Lines

West Ashley’s mature live oaks and other large trees are part of its character, but their roots look for moisture. Older clay and cast iron sewer laterals with worn joints let roots in, and they grow into dense clogs that come back after every snaking. We camera-inspect the line to see exactly where the roots are getting in before recommending drain cleaning or sewer line repair.

Low Ground, Creeks and Heavy Rain

Parts of West Ashley sit low near the Ashley River, Wappoo Creek, Old Towne Creek and the Church Creek basin. The Church Creek drainage area, around neighborhoods like Shadowmoss, is well known for flooding during heavy rain. When drains back up only during or after storms, groundwater is often getting into a cracked or separated sewer lateral and overwhelming it. Homes in flood-prone areas may also benefit from a sump pump or a backwater valve, and from a plumbing check after any flood event.

Renovations That Join Old and New Plumbing

Lots of West Ashley ranch homes have been updated with new kitchens, bathrooms and additions. When new PEX and PVC tie into original galvanized or cast iron lines, that junction is a common failure point. We look at how the old and new materials connect instead of assuming everything behind a renovated wall is new.

Newer Construction Has Its Own Quirks

Newer communities such as Carolina Bay generally have modern PEX supply lines and PVC drains, which hold up well. The issues we see there are more often builder-grade fixtures that wear out early, high water pressure that stresses fixtures and water heaters, and connections that loosen in the first few years.

Crawl Spaces and Charleston Humidity

Many West Ashley homes are built over crawl spaces with plumbing underneath. Long, humid summers keep those spaces damp, which speeds up corrosion on metal pipes and fittings and hides slow leaks. An annual look under the house catches problems before they spread.

Common Questions

West Ashley Plumbing FAQs

Do you provide plumbing service in West Ashley, SC?
Yes. Pineapple Plumbing serves homeowners throughout West Ashley, including Avondale, Byrnes Downs, Windermere, Westwood, Sylvan Shores, Ashley Forest, Shadowmoss and Carolina Bay. We're available 24/7 at (843) 739-7438.
In West Ashley homes built in the 1950s through 1970s, low water pressure is often caused by galvanized steel supply pipes that have corroded on the inside. The usual long-term fix is replacing the affected galvanized lines instead of repairing individual fittings.
Drains that back up during or after heavy rain usually mean groundwater is getting into a cracked, root-damaged or separated sewer lateral. This is common in low-lying parts of West Ashley near tidal creeks and the Church Creek basin. A camera inspection shows where the line is failing.
Can tree roots damage sewer lines in West Ashley?
Yes. Roots from West Ashley's mature live oaks and other large trees can get into older clay and cast iron sewer laterals through worn joints and cracks. They cause clogs that come back. A camera inspection confirms the problem, and the line can then be cleared or repaired.
Yes. Pineapple Plumbing offers same-day water heater replacement in West Ashley. We also install new tank and tankless water heaters, and code HOTWATER100 takes $100 off a new tank or tankless installation.
Yes. Pineapple Plumbing holds SC Residential Plumbing License #RBP 44643, pulls permits for work that requires them, and gives a written estimate before any work begins.

These guys are amazing! I called due to a clogged drain and they came out the next day. They even stayed until late evening to ensure the problem was resolved that day. All the technicians were friendly and communicated upon arrival. One of the owners even called to follow up from the visit. I have already recommended them to several people and will continue to highly recommend them to anyone in need of plumbing services.

So I posted a 5⭐️ review a month or so ago. I had all of my pipes re-done and some fixtures replaced by these wonderful people. Here we are a month later and somehow I have managed to loosen my kitchen sink. I txt them at noon, embarrassed I might add, to need help with something so frivolous. By 2 pm Austin showed up to my house to tighten it, all the while assuring me it was his pleasure and wouldn’t accept a dime from me, as it was a part of my warranty. I will forever suggest these guys to everyone I know and am so grateful they are who I chose when there are so many options out there🥰
