Charleston's Hometown Plumbers

Johns Island is growing fast, but the plumbing inside a renovated River Road farmhouse has almost nothing in common with the plumbing inside a new build near the Maybank Highway corridor. We know, because we’ve worked on both.

Pineapple Plumbing serves homeowners throughout Johns Island with honest repairs, drain cleaning, water heater service, leak detection, fixture installation, garbage disposals, sewer line diagnosis, inspections, and emergency plumbing. Co-owners Austin Holcomb, a U.S. Marine veteran, and Austin Webb, a lifelong Summerville native with over 14 years in the trade, bring a combined 22 years of hands-on plumbing experience to every Johns Island call.

Our approach is simple: find the cause, explain what we found, discuss your options, and give you a clear price before any work begins. No scare tactics. No unnecessary repairs. Just honest plumbing from two local guys whose names are on the truck.

Why Johns Island Plumbing Depends on the Property

Johns Island’s population grew by roughly 108 percent between 2010 and 2019, making it one of the fastest-growing areas in Charleston. That growth has created a housing mix where established homes on larger lots sit alongside brand-new subdivision construction, and the plumbing challenges across that range are completely different.

Older and established properties. Some Johns Island homes have been through multiple owners, renovations, and additions over the decades. That can leave different generations of plumbing working together: a newer kitchen connected to older drainage, replacement fixtures attached to aging valves, or additions that changed the original pipe routing. We don’t assume every older Johns Island home has a specific pipe material. We inspect what’s actually installed. Where plumbing is accessible beneath a raised or crawl-space home, we check connections, piping condition, and signs of previous repairs or deterioration without opening finished walls unnecessarily.

Newer residential construction near Maybank Highway. Johns Island has seen substantial development along the Maybank corridor, with coordinated overlay zoning and continued growth proposals through 2026. Newer homes generally have modern PEX supply lines and PVC drainage, but “new” doesn’t mean “problem-free.” The most common issues we see in recently built Johns Island homes are high municipal water pressure (sometimes exceeding 80 psi, which stresses fixtures and water heaters over time), builder-grade faucets and toilets that wear out faster than expected, and drain connections that weren’t fully tightened during construction.

Larger and lower-density properties. Johns Island still includes larger properties along River Road, Bohicket Road, and other parts of the island. On these lots, the distance between the utility connection and the house, the location of accessible plumbing, and the presence of detached structures can change the diagnostic process. That matters when tracing a water-line problem or determining which section of a drainage system needs inspection.

Is Your Johns Island Property on Public Sewer?

This is a question most plumbing companies skip, and it’s one that matters here more than in most parts of Charleston.

Charleston Water System provides direct sewer service to parts of Johns Island within the Urban Growth Boundary. But not all of Johns Island falls within that boundary. That means the first question in some drainage situations isn’t just “Is the sewer clogged?” It may also be “What wastewater system serves this property?”

If your property is connected to public sewer, we can determine whether symptoms point to a fixture clog, a branch drain issue, or a problem in the private sewer lateral. If your property uses a different wastewater system, that needs to be identified before anyone assumes responsibility or recommends work.

We bring this up because getting it right matters more than getting it fast.

Plumbing Services We Provide on Johns Island

General Plumbing Repairs. Running toilets, dripping faucets, unreliable shut-off valves, leaking supply connections, and changes in water pressure. We handle everyday residential repairs while looking beyond the obvious symptom when the pattern suggests something deeper is going on.

Leak Detection and Pipe Repair. Not every leak creates an obvious puddle. Unexpected water use, damp materials, staining, moisture beneath the home, or the sound of water when everything is off all justify investigation. We locate the source before opening more of the home than necessary. One failed fitting doesn’t automatically mean an entire system needs replacement.

Drain Cleaning. A single slow bathroom sink and five slow fixtures are not the same problem. We clear ordinary clogs and investigate recurring or system-wide drainage issues. If the same drain keeps backing up after previous clearing, the useful question is why. That often means looking deeper into the drainage system rather than simply opening the blockage again.

Water Heater Repair and Replacement. No hot water doesn’t automatically mean a new water heater. A repair-versus-replacement recommendation should consider what actually failed, the tank’s condition, previous repairs, age, and whether a dependable repair costs significantly less than replacement. We work with both tank and tankless systems.

Garbage Disposal Repair and Installation. Jammed, humming without grinding, leaking beneath the sink, or completely dead. We check the motor, mounting assembly, drain connections, and dishwasher connection before recommending replacement. A simple repair stays a simple repair when that’s all the system needs.

Fixture Installation. Toilets, faucets, sinks, and shower fixtures installed and replaced. Good fixture work also means checking what sits behind the finished product: shut-off valves, supply lines, drainage connections, and flange condition. That’s especially important in renovated properties where newer fixtures may connect to plumbing from an earlier era.

Sewer Line Diagnosis and Repair. Several drains slowing together, toilets gurgling when another fixture empties, or wastewater appearing in a tub or floor drain can indicate a problem deeper than one fixture. We use sewer camera inspection to identify the location and condition of the issue, then determine whether cleaning, a targeted repair, or replacement actually makes sense.

Plumbing Maintenance and Inspections. Useful when buying a property, maintaining an older home, planning renovations, or trying to understand recurring problems before they become emergencies. Catching a deteriorating valve or small leak early is always easier than discovering it after a failure.

Emergency Plumbing. Burst pipes, uncontrolled leaks, sewage entering the home, significant flooding, or total loss of water throughout the property. Call (843) 739-7438 any time. If water is escaping rapidly, shut off the affected fixture or the main supply when you can do so safely. If sewage is backing up, stop using all plumbing fixtures until the cause is identified.

One Drain or Several? Why the Pattern Matters

This is one of the most useful things a homeowner can pay attention to before calling a plumber.

One fixture affected: the problem is most likely near that fixture or in its branch line. Hair, grease, or debris is the usual cause.

Several drains slow at the same time: the restriction is probably farther downstream in a shared drain or the private sewer lateral.

A toilet gurgles when another fixture drains: air and wastewater movement is being affected deeper in the drainage system. This deserves professional inspection.

Sewage appears at the lowest fixture: stop using water in the home and call immediately. This is urgent.

The whole house suddenly loses water: the issue may involve the supply plumbing, the main shut-off valve, the service connection, or a broader utility interruption.

The pattern doesn’t provide a final diagnosis. It tells the plumber where to start looking. That’s far more useful than assuming every recurring drain problem is caused by roots, groundwater, or soil movement.

What Sets Pineapple Plumbing Apart on Johns Island

We find the cause first. One clogged sink doesn’t automatically mean sewer replacement. One pipe leak doesn’t mean whole-home repiping. An older water heater doesn’t automatically need replacement. We diagnose before we recommend.

Written estimates before work begins. You get a clear price in writing before we start. If the scope changes during the job, we explain why and get your approval before the cost changes.

Veteran owned, locally operated. Austin Holcomb served in the U.S. Marine Corps before entering the plumbing trade. Austin Webb was born and raised in Summerville and has spent 14 years mastering the craft. Together, they built Pineapple Plumbing around straightforward service rather than unnecessary repairs, scare tactics, or surprise charges.

100% satisfaction guarantee. We stand behind every job. If something we repaired fails, we come back and make it right.

Respect for your home. Shoe covers on, work area protected, cleanup when we leave. We treat your home the way we’d want someone to treat ours.

Common Questions

Frequently Asked Questions

What plumbing services does Pineapple Plumbing provide on Johns Island?
We provide general plumbing repairs, leak detection and pipe repair, drain cleaning, water heater repair and replacement, fixture installation, garbage disposal service, sewer line diagnosis and repair, plumbing inspections, and emergency plumbing throughout Johns Island.
Yes. Burst pipes, uncontrolled leaks, sewage backups, flooding, and total loss of water are emergencies we respond to as quickly as possible. Call (843) 739-7438 any time. We'll help you limit the damage over the phone while a plumber is on the way.
Yes. Signs worth investigating include unexplained increases in your water bill, damp materials, staining on walls or ceilings, moisture beneath the home, or the sound of water when fixtures are off. We use professional detection methods to locate leaks without opening more of the home than necessary.
When multiple fixtures are slow at once, the restriction is usually farther downstream in a shared drain or the private sewer lateral, not at individual fixtures. A camera inspection can locate deeper problems and determine whether the line needs clearing, repair, or replacement.
Does every Johns Island home use public sewer?
No. Charleston Water System provides direct sewer service to parts of Johns Island within the Urban Growth Boundary, but not all properties are connected. Before diagnosing a drainage problem, we confirm what wastewater system serves the property so any recommendation is based on the actual setup, not assumptions.
Yes. We repair and replace residential water heaters and work with both tank and tankless systems. Whether repair or replacement makes sense depends on the actual failure, the unit's condition, its age, and whether a dependable repair costs significantly less than a new unit. We explain our reasoning and let you decide.
Several drains slowing together, recurring backups that return after clearing, gurgling toilets when another fixture drains, or wastewater appearing at a lower fixture can all indicate a deeper drain or sewer line issue. A professional inspection with camera scoping can determine whether the issue is at one fixture or farther downstream.
Strongly recommended, especially given Johns Island's mix of older renovated properties and newer construction. A dedicated plumbing inspection checks pipe materials, water pressure, shut-off valves, the water heater, accessible plumbing, and can include sewer camera inspection. It catches issues a general home inspector might miss, and written findings give your agent documentation for negotiations.

These guys are amazing! I called due to a clogged drain and they came out the next day. They even stayed until late evening to ensure the problem was resolved that day. All the technicians were friendly and communicated upon arrival. One of the owners even called to follow up from the visit. I have already recommended them to several people and will continue to highly recommend them to anyone in need of plumbing services.

So I posted a 5⭐️ review a month or so ago. I had all of my pipes re-done and some fixtures replaced by these wonderful people. Here we are a month later and somehow I have managed to loosen my kitchen sink. I txt them at noon, embarrassed I might add, to need help with something so frivolous. By 2 pm Austin showed up to my house to tighten it, all the while assuring me it was his pleasure and wouldn’t accept a dime from me, as it was a part of my warranty. I will forever suggest these guys to everyone I know and am so grateful they are who I chose when there are so many options out there🥰
