James Island sits between downtown Charleston and Folly Beach, and its plumbing reflects that in-between character. You’ll find mid-century ranch homes with original galvanized pipes along the Camp Road corridor, renovated cottages in Riverland Terrace, and newer construction in developments like Seaside Plantation, all within a few miles of tidal creeks and marshland that bring their own set of considerations.
Pineapple Plumbing serves homeowners throughout James Island from our office in Summerville. Co-owners Austin Holcomb, a U.S. Marine veteran, and Austin Webb, a lifelong Summerville native with over 14 years in the trade, bring a combined 22 years of hands-on plumbing experience to every James Island call. We diagnose the problem first, explain what we found, and give you a clear price before any work begins.
What Makes James Island Plumbing Different
Coastal proximity accelerates outdoor fixture wear. James Island sits close enough to the coast that salt-laden humidity corrodes hose bibs, outdoor shower fixtures, exterior shut-off valves, and exposed connections faster than homes just a few miles further inland. Fixtures that would last 15 to 20 years in Summerville or Goose Creek may show meaningful corrosion in 8 to 12 years here. We recommend marine-grade or stainless steel hardware for any outdoor plumbing on the island, and it’s worth checking exposed fittings annually rather than waiting for a failure.
Low elevation and tidal creek proximity create drainage challenges. Properties near Wappoo Creek, Clark Sound, Ellis Creek, and the marshes along the western and southern edges of the island can experience drainage backups during heavy rain, especially when high tide coincides with a storm. If your drains only act up during or shortly after rain, the sewer lateral likely has a crack or joint separation that’s allowing groundwater to infiltrate the line, overwhelming its capacity. This pattern is common enough on James Island that it’s usually the first thing we check when a homeowner mentions storm-related backups.
Older homes along the Camp Road corridor and established neighborhoods. Many James Island homes built in the 1950s through 1970s have galvanized steel supply lines that are now 50 to 70 years old and past or nearing the end of their useful life. Low water pressure, rust-colored water when you first turn on a faucet, and recurring leaks at pipe joints are the most common symptoms we see in these homes. Cast iron drain lines from the same era develop internal corrosion, rust flaking, and joint separations that eventually lead to cracks or partial collapses.
Renovated properties need careful plumbing evaluation. James Island has seen substantial renovation activity over the past decade, with older cottages and ranch homes getting updated kitchens, bathrooms, and additions. When a newer kitchen or bathroom connects to supply and drain lines installed during the original 1960s build, the junction between old and new materials often becomes a failure point. We pay close attention to how different generations of plumbing interact in these homes rather than assuming everything behind a renovated wall is equally new.
Newer construction has its own quirks. Developments like Seaside Plantation and Harbor Woods feature modern PEX and PVC plumbing, which holds up well. But new construction isn’t automatically problem-free: builder-grade fixtures wear out faster than homeowners expect, and drain connections that weren’t fully tightened during construction can surface as slow leaks in the first few years.
Humidity affects crawl-space plumbing across the island. Many James Island homes, older and newer alike, are built on raised foundations with plumbing running through the crawl space. Charleston’s humid summers keep these spaces damp for months at a time, which accelerates corrosion on metal pipes and fittings and creates conditions where mold can develop around connections. If you haven’t looked under your house in a while, an annual check catches problems before they turn into a larger repair.
Plumbing Services We Provide on James Island
General Plumbing Repairs. Leaking faucets, running toilets, pipe leaks, low water pressure, and corroded shut-off valves. We diagnose the cause, not just the symptom, so the fix actually lasts.
Leak Detection and Pipe Repair. Hidden leaks behind walls, under floors, and in crawl spaces. We use acoustic detection, thermal imaging, and pressure testing to locate the source without unnecessary demolition.
Drain Cleaning. Clogged kitchen sinks, slow shower drains, and recurring main line backups. When drains slow down after rain, we investigate the sewer lateral rather than just clearing what’s immediately accessible.
Water Heater Repair and Replacement. No hot water, leaking tanks, and units past their prime. We work with both tank and tankless systems and give honest advice on which fits your home.
Fixture Installation. Toilets, faucets, sinks, showers, and garbage disposals installed correctly. For renovated James Island homes, we check the existing supply and drain connections before installing anything new.
Garbage Disposal Repair and Installation. Jammed units, disposals that hum without grinding, and leaks under the sink. We check the motor, mounting, and connections before recommending replacement.
Sewer Line Repair. Backups, recurring clogs, and drainage issues tied to aging clay, cast iron, or root-damaged laterals. We camera-inspect before recommending repair or replacement.
Plumbing Maintenance and Inspections. Annual checkups, water heater flushes, crawl-space evaluations, and pre-purchase inspections. Given the mix of older and renovated homes on the island, a plumbing inspection before buying is a smart investment.
Emergency Plumbing. Burst pipes, sewer backups, and flooding. Call (843) 739-7438 any time.
Common Plumbing Problems on James Island
Recurring drain backups tied to tide and rain. If your drains only misbehave during or after storms, the sewer lateral is the likely culprit, not the plumbing inside your house. A camera inspection through our drain cleaning service shows exactly where groundwater is entering the line.
Declining water pressure in older homes. Homes built before 1980 along the Camp Road corridor and in established neighborhoods often have galvanized lines corroding from the inside. Cleaning aerators helps temporarily, but the long-term fix is replacing the affected supply lines.
Salt-air corrosion on outdoor fixtures. Hose bibs, outdoor showers, and exposed connections wear out faster on James Island than they would further inland. We regularly replace corroded outdoor hardware with marine-grade alternatives that hold up better to the coastal environment.
Water heaters overdue for maintenance. Sediment buildup from years without flushing is common. A simple annual flush restores performance and extends the unit’s lifespan, and we include this as part of our maintenance inspections.
Plumbing at the junction of old and new. In renovated homes, the point where updated fixtures meet original supply and drain lines is often where leaks and pressure issues develop. We evaluate the full system, not just the visible new work.
Crawl-space corrosion in raised homes. Whether your James Island home was built in 1965 or 2015, if it’s on a raised foundation, the plumbing beneath it is exposed to the same humid conditions. We check crawl spaces as a standard part of our maintenance visits, regardless of the home’s age.
What Sets Pineapple Plumbing Apart on James Island
We understand coastal plumbing. Salt air, tidal drainage, and a mix of historic and modern housing aren’t surprises to us. They’re factors we build into every recommendation for James Island properties.

What to Expect When You Call
You’ll talk to a real person who schedules your visit at a time that works for you. Your plumber arrives on time, introduces himself, and puts on shoe covers before entering your home. We clean up after ourselves, and if you have questions after we leave, we’re a phone call away.
No mystery fees. No manufactured urgency. If a simple repair solves the problem, that’s what we’ll recommend.

These guys are amazing! I called due to a clogged drain and they came out the next day. They even stayed until late evening to ensure the problem was resolved that day. All the technicians were friendly and communicated upon arrival. One of the owners even called to follow up from the visit. I have already recommended them to several people and will continue to highly recommend them to anyone in need of plumbing services.Posted on Google![]()

So I posted a 5⭐️ review a month or so ago. I had all of my pipes re-done and some fixtures replaced by these wonderful people. Here we are a month later and somehow I have managed to loosen my kitchen sink. I txt them at noon, embarrassed I might add, to need help with something so frivolous. By 2 pm Austin showed up to my house to tighten it, all the while assuring me it was his pleasure and wouldn’t accept a dime from me, as it was a part of my warranty. I will forever suggest these guys to everyone I know and am so grateful they are who I chose when there are so many options out there🥰
