Mount Pleasant deserves a plumber who understands what the coast does to plumbing and doesn’t treat every home like it’s the same.
Pineapple Plumbing serves homeowners across Mount Pleasant, from the historic homes in Old Village to the newer communities in Carolina Park, Park West, and Dunes West. Co-owners Austin Holcomb, a U.S. Marine veteran, and Austin Webb, a lifelong Summerville native with over 14 years in the trade, bring a combined 22 years of hands-on experience to every Mount Pleasant service call. We know what salt air does to outdoor fixtures, how coastal humidity accelerates corrosion in crawl spaces, and why plumbing in a 1920s Old Village cottage needs a completely different approach than plumbing in a 2024 Carolina Park build.
Honest repairs, drain cleaning, water heater service, leak detection, and emergency plumbing. Clear pricing, quality workmanship, and a community-first approach.
Why Mount Pleasant Plumbing Is Different From Neighborhood to Neighborhood
Mount Pleasant has over 90 distinct neighborhoods and one of the widest ranges of housing stock in the Charleston metro. The plumbing challenges in a pre-war Old Village home have almost nothing in common with those in a brand-new Dunes West build. A plumber who doesn’t account for those differences is guessing.
Historic downtown and older neighborhoods (Old Village, Hobcaw Point, Scanlonville, Cooper Estates). Homes built before the 1960s in these established areas often have galvanized steel supply lines, cast iron waste pipes, and fixtures that have been in service for decades. Galvanized lines corrode from the inside, gradually restricting water flow and producing rust-colored water and low pressure. Cast iron drain lines develop cracks and joint separations after 50 to 60 years. If your older Mount Pleasant home has declining water pressure or recurring leaks at joints, the underlying issue is almost always the pipe material, not the individual fitting. A plumbing inspection can identify the material and give you a clear picture of remaining useful life.
1980s and 1990s construction (Belle Hall, Snee Farm, Brickyard, parts of Longpoint). Homes built during this era may contain polybutylene pipes, a gray flexible plastic that deteriorates from the inside when exposed to chlorine in treated water. The failure is invisible until the pipe cracks without warning. Some South Carolina insurance companies charge higher premiums, restrict coverage, or decline policies for homes with polybutylene. If your home was built between 1978 and 1995, having the pipe material verified is worth the call.
Newer master-planned communities (Carolina Park, Park West, Dunes West, Hamlin Plantation, Oyster Point, Seaside Farms). These homes typically have modern PEX supply lines and PVC drainage, which are reliable and long-lasting. But new construction comes with its own issues. The most common problems we see are high municipal water pressure (sometimes exceeding 80 psi, which stresses fixtures and water heaters over time), builder-grade faucets and toilets that wear out faster than expected, and drain connections that weren’t fully tightened during construction.
Waterfront and marsh-front properties. Homes along Shem Creek, the Wando River, and the marshes of Mount Pleasant face elevated moisture exposure even beyond the standard coastal humidity. Higher water tables can contribute to underground pipe stress, and outdoor plumbing on waterfront properties corrodes faster from sustained salt exposure. Marine-grade hardware is worth the investment for any outdoor fixture on a waterfront Mount Pleasant home.
Plumbing Services We Provide in Mount Pleasant
General Plumbing Repairs. Leaking faucets, running toilets, pipe leaks, low water pressure, corroded shut-off valves, and the everyday problems that need a professional fix. We diagnose the cause, not just the symptom, so repairs last.
Drain Cleaning. Clogged kitchen sinks, slow shower drains, main line backups, and recurring blockages. We clear the clog and figure out why it happened. Snaking, hydro jetting, and camera inspections available.
Water Heater Repair and Replacement. No hot water, strange sounds, leaking tanks, or units past their prime. Repairs, replacements, and honest advice on tank vs. tankless. Mount Pleasant’s warm groundwater temperature means tankless units perform especially well in this area.
Fixture Installation. Toilets, faucets, sinks, showers, and garbage disposals installed correctly and up to code. Remodeling your kitchen or bathroom? We handle the plumbing and coordinate with your contractor.
Plumbing Maintenance and Inspections. Annual checkups, camera scoping, water heater flushes, crawl-space evaluations, and pre-purchase inspections for homebuyers. Mount Pleasant’s active real estate market means homes change hands frequently, and a plumbing inspection before buying can uncover problems a general home inspector might miss.
Leak Detection and Pipe Repair. Hidden leaks behind walls, under slabs, in crawl spaces, and underground. We use acoustic detection, thermal imaging, and pressure testing to locate leaks without tearing into your home until we know exactly where the problem is.
Emergency Plumbing. Burst pipes, sewer backups, flooding, and no-water situations. Call (843) 739-7438 any time. We’ll walk you through limiting the damage while a plumber is on the way.
Common Plumbing Problems in Mount Pleasant Homes
Salt-air corrosion on outdoor fixtures. Hose bibs, outdoor shower connections, shut-off valves, and exposed pipe fittings wear out significantly faster in Mount Pleasant than they would even 10 miles inland. We see outdoor fixtures that should last 15 to 20 years needing replacement after 7 to 10 in the coastal zone. Marine-grade or stainless steel hardware holds up better and costs less over time than replacing standard brass fixtures every few years.
Crawl-space pipe corrosion from humidity. Most Mount Pleasant homes, especially in older neighborhoods, are built on raised foundations with plumbing running through the crawl space. Coastal humidity keeps these spaces damp for months, accelerating corrosion on metal pipes and fittings, feeding mold around connections, and damaging the subfloor above. An annual inspection catches crawl-space deterioration before it becomes an emergency.
Tree root intrusion into sewer lines. Mount Pleasant’s mature live oaks and lush landscaping are a defining feature of neighborhoods like Old Village, Snee Farm, and Hobcaw Point. But those root systems aggressively seek moisture in aging sewer laterals. If your drains slow down progressively or back up after heavy use, root intrusion is worth investigating with a camera inspection.
Water heater sediment buildup. We regularly find Mount Pleasant water heaters that haven’t been flushed in years. Sediment accumulates at the bottom of the tank, reduces hot water capacity, and shortens the unit’s lifespan. A simple annual flush, included in our maintenance inspections, keeps the unit running efficiently and extends its life by years.
High water pressure damaging newer homes. Several Mount Pleasant developments receive municipal water at pressures above 80 psi. That excess pressure stresses supply connections, shortens water heater life, and causes fixtures to wear out prematurely. If you hear a banging sound when faucets shut off (water hammer), your pressure may need regulation.
What Sets Pineapple Plumbing Apart in Mount Pleasant
We’re locally owned, not a franchise. Pineapple Plumbing is owned by Austin Holcomb and Austin Webb. The person who answers the phone is often the person who shows up. We don’t route your call through a national scheduling center, and we don’t subcontract your job to whoever is available.
We’re headquartered in Summerville. Our office at 503 N Commodore Way puts us within easy reach of Mount Pleasant via I-526 or the Mark Clark Expressway. We’re familiar with the roads, the bridge traffic, and the neighborhoods across town.
Written estimates before work begins. We explain what’s wrong, walk through your options, and give you a clear price in writing before we start. If the scope changes, we explain why and get your approval first. No verbal ballparks, no surprise invoices.
Veteran owned. Co-owner Austin Holcomb served in the U.S. Marine Corps. He brought that discipline and accountability into every aspect of how we run this company.
100% satisfaction guarantee. We stand behind every job. If something we repaired fails, we come back and make it right.
What to Expect When You Call
You’ll talk to a real person who schedules your visit at a time that works for you. Your plumber arrives on time, introduces himself, and puts on shoe covers before entering your home. We diagnose the issue, explain what we find in plain language, and provide a written price before any work begins. We clean up after ourselves, and if you have questions after we leave, we’re a phone call away.
No mystery fees. No manufactured urgency. If a simple repair solves the problem, that’s what we’ll recommend.

These guys are amazing! I called due to a clogged drain and they came out the next day. They even stayed until late evening to ensure the problem was resolved that day. All the technicians were friendly and communicated upon arrival. One of the owners even called to follow up from the visit. I have already recommended them to several people and will continue to highly recommend them to anyone in need of plumbing services.Posted on Google![]()

So I posted a 5⭐️ review a month or so ago. I had all of my pipes re-done and some fixtures replaced by these wonderful people. Here we are a month later and somehow I have managed to loosen my kitchen sink. I txt them at noon, embarrassed I might add, to need help with something so frivolous. By 2 pm Austin showed up to my house to tighten it, all the while assuring me it was his pleasure and wouldn’t accept a dime from me, as it was a part of my warranty. I will forever suggest these guys to everyone I know and am so grateful they are who I chose when there are so many options out there🥰
