But the leaks that cost Charleston homeowners the most money are the ones they don’t see for weeks or months. A pinhole leak in a copper supply line behind a bathroom wall. How to Tell If You Have a Hidden Leak

Not every leak is dramatic. Many of the leaks we find in Charleston homes started with subtle signs the homeowner noticed weeks earlier but didn’t connect to a plumbing problem. Here’s what to watch for:

Your water bill increases without explanation. If your usage hasn’t changed but the bill has climbed steadily over two or three cycles, water is leaving your system somewhere you can’t see. Even a small leak, one that drips once per second, wastes roughly 3,000 gallons per year.

You hear water running when nothing is on. If the house is quiet and you can hear faint rushing, hissing, or dripping inside a wall, ceiling, or under the floor, that’s water moving where it shouldn’t be.

Warm spots on the floor. If you notice an area of flooring that feels unexpectedly warm, especially on tile or hardwood, a hot water line beneath the slab or in the crawl space may be leaking. This is one of the earliest signs of a slab leak.

Damp spots, discoloration, or bubbling paint. Water stains on walls or ceilings, peeling paint, and soft or spongy drywall all indicate moisture behind the surface. In Charleston’s humidity, these signs can develop faster than in drier climates because the moisture has nowhere to evaporate.

Musty smell that won’t go away. Persistent mildew odor, especially in specific rooms, usually means water is trapped somewhere it can’t dry. In our climate, mold can begin developing within 48 to 72 hours of sustained moisture.

A simple test you can do right now. Turn off every faucet, appliance, and fixture in the house. Go to your water meter (usually near the street or curb) and note the reading. Wait two hours without using any water. Check the meter again. If the reading has changed, water is leaving your system somewhere, and you have a leak.

Where Leaks Hide in Charleston Homes

The type and location of a leak depends largely on your home’s construction, age, and plumbing materials. Charleston’s housing stock presents a wider range than most markets.

Behind walls and under floors. Supply lines running through walls and beneath floors are the most common source of hidden leaks. Copper pipes develop pinhole leaks from interior corrosion over time, especially in homes 20 to 40 years old. Joints and connections at fittings, shut-off valves, and T-connections are failure points we check first.

In crawl spaces. Many Charleston and Summerville homes are built on raised foundations with plumbing running through the crawl space beneath the house. Our humid climate keeps these areas damp year-round, which accelerates corrosion on metal pipes and fittings. A crawl space leak can run for months before it shows any sign inside the house, and by that time, the moisture has often damaged insulation, floor joists, and subfloor material. We always inspect the crawl space when a homeowner reports unexplained moisture or musty odors.

Under concrete slabs. Slab-on-grade homes in West Ashley, James Island, North Charleston, and some newer Summerville developments have water lines running beneath the concrete foundation. When these lines leak (from corrosion, soil shifting, or root pressure), the water has nowhere to go but into the soil beneath your house, eventually saturating the foundation and finding its way to the surface. Slab leaks are the most destructive and the hardest to detect without specialized equipment.

In the yard between the meter and the house. The underground supply line connecting your water meter to the house can develop leaks from root intrusion, soil movement, or age. Signs include a wet spot in the yard that never dries, unusually green grass in one area, or a noticeable drop in water pressure throughout the house.

At fixture connections. Toilets, faucets, dishwashers, and washing machines all have supply connections that can loosen, corrode, or fail over time. These leaks are usually smaller but can damage cabinetry, subflooring, and adjacent walls if they go unnoticed. A routine maintenance inspection catches these before they cause damage.

How We Find the Leak

We don’t guess, and we don’t start cutting into walls hoping to find something. Our approach is diagnosis first, repair second.

Visual and hands-on inspection. We start by checking the most likely failure points: under sinks, behind toilets, at the water heater, and throughout the crawl space. Many leaks can be found this way, and it’s the fastest path to a fix when the source is accessible.

Pressure testing. We isolate sections of the plumbing system and test pressure to determine whether the leak is on the supply side (pressurized water) or the drain side (gravity-fed). This tells us where to focus and which tools to use next. A supply-side leak loses pressure steadily. A drain-side leak only shows symptoms when water is actively flowing.

Acoustic detection. For leaks hidden inside walls or beneath slabs, acoustic equipment amplifies the sound of water escaping from the pipe. Different pipe materials and leak sizes produce different sound patterns, and an experienced plumber can distinguish a pinhole leak from a joint failure by listening.

Thermal imaging. Infrared cameras detect temperature differences on walls, floors, and ceilings caused by water spreading behind surfaces. Hot water leaks are especially visible with thermal imaging because they create a clear thermal contrast against cooler surrounding material.

Camera inspection. For drain-side leaks and sewer line issues, a waterproof camera fed through the line shows us the exact location and nature of the problem: cracks, joint separations, root intrusion, or corrosion. This is the same technology we use during drain cleaning to diagnose recurring blockages.

We use whichever method, or combination of methods, gives us the most accurate result with the least disruption to your home. The goal is to find the leak, confirm it, and know exactly what we’re dealing with before we discuss repair options.

How We Fix It

Once we’ve located the leak, the repair approach depends on the pipe material, location, and extent of the damage.

Spot repair. When the leak is isolated to a single point (a pinhole, a failed joint, a cracked fitting) and the surrounding pipe is in good condition, we repair or replace just the damaged section. This is the fastest and most affordable option when the rest of the system is sound.

Section replacement. If the leak is part of a larger pattern of deterioration, replacing a longer section of pipe makes more sense than patching one spot only to return for another repair six months later. We see this often in homes with aging galvanized steel or copper lines that are developing multiple weak points.

Rerouting. For slab leaks where accessing the pipe beneath the foundation would require breaking through concrete, rerouting the line through the wall or ceiling is often less invasive, less expensive, and produces a more reliable long-term result. We run new pipe to bypass the failed section entirely.

Full repiping. When a home’s plumbing has reached the end of its useful life, whether from galvanized corrosion, polybutylene deterioration, or widespread pinhole leaks in copper, replacing the entire system with modern PEX or copper is the only permanent solution. This is a bigger project, but it eliminates the cycle of ongoing repairs and gives you decades of reliable service.

What to Do While You Wait for the Plumber

If you’ve discovered a leak or suspect one, here’s what to do before we arrive:

Shut off the water if the leak is active. If water is visibly flowing, close the shut-off valve at the fixture or at the main supply. This is the single most important thing you can do to limit damage. Not sure where your main shut-off is? Move belongings away from the water. Get furniture, electronics, rugs, and anything stored at floor level away from the wet area. Water damage to personal property accelerates fast, especially on hardwood and carpet padding.

Take photos before cleanup. If the damage is significant, document everything before you start mopping up. Your homeowner’s insurance may require photos from the time of discovery to process a claim.

Don’t use chemical leak sealants. Products marketed as “leak stop” solutions can temporarily slow a drip, but they also clog fixtures, damage fittings, and make professional repair harder when we arrive. If you have a leak, call a plumber. Chemicals don’t fix pipes.

What causes pinhole leaks in copper pipes?
Pinhole leaks develop from internal corrosion caused by water chemistry, dissolved minerals, and pH levels interacting with the copper over time. They're most common in homes 20 to 40 years old with original copper supply lines. Charleston's water quality is relatively gentle on copper compared to some markets, but after enough years, all copper develops weak points. If we find one pinhole leak in a copper line, we check the rest of the system because they rarely occur in isolation.
Fast. Within the first hour, water saturates carpet padding, begins warping hardwood, and soaks into drywall. Within 24 hours, moisture wicks up walls and warps door frames. In Charleston's humidity, mold can begin developing within 48 to 72 hours because damp materials don't dry naturally in our climate. After 72 hours without intervention, water damage often becomes a restoration project involving drywall removal, subfloor replacement, and mold remediation. A supply leak is in the pressurized water lines that bring water into your home. It's constant, meaning water escapes whether or not you're using any fixtures, and it shows up on your water meter. A drain leak is in the waste lines that carry used water away. It only leaks when water is flowing through that drain (running a sink, flushing a toilet). Supply leaks are typically more urgent because they waste water around the clock and cause faster damage. Drain leaks can be slower but still cause serious moisture damage, especially under slabs and in crawl spaces.
