Sump Pump Installation & Repair in Charleston, SC

Ask most Charleston homeowners about their basement and they will laugh. Almost nobody here has one. So when someone in Summerville, James Island, or Mount Pleasant hears they might need a sump pump, the first question is usually why. The answer is under the floor, in the crawl space.

Most Lowcountry homes sit on a crawl space or a slab, and the ground they’re built on doesn’t drain the way it does in hillier parts of the state. A high water table, flat terrain, and heavy summer storms mean water can collect under a house and sit there for days. A crawl space sump pump gives that water somewhere to go before it leads to wood rot, mold, and musty smells inside.

Pineapple Plumbing handles sump pump installation, sump pump repair, and replacement for homes in Charleston, North Charleston, Summerville, West Ashley, Johns Island, Daniel Island, and Goose Creek. We’re locally owned and veteran-owned, and you will work directly with the owners from the first call to the final test.

Why Lowcountry Homes Need Crawl Space Sump Pumps

Three things make water under the house a local problem.

A high water table. In much of the Charleston area, groundwater sits only a few feet below the surface. After a wet week it can rise right into a low crawl space. We see this often on Johns Island, James Island, and in parts of West Ashley.

Heavy rain and tropical storms. A summer thunderstorm can drop inches of rain in an hour, and hurricane season can bring days of it. If your yard is flat or slopes toward the house, that runoff ends up underneath it.

Flat ground that drains slowly. Water that can’t drain away just sits. Standing water in a crawl space raises humidity throughout the house, attracts termites and other pests, and wears on floor joists and subfloors over time.

Crawl Space Sump Pump Installation

A crawl space sump pump sits in a basin at the lowest point under your home. As water collects, a float switch turns the pump on and sends the water out through a discharge line, away from your foundation. Here’s what a proper installation includes:

  • The true low point. We place the basin where water actually collects, not just where it’s easiest to dig.
  • A sealed basin with a lid. This keeps debris out and ties in cleanly with a vapor barrier or an encapsulated crawl space.
  • A check valve. It keeps pumped water from flowing back into the basin.
  • A properly routed discharge line. Sloped to drain and ending far enough from the house that the water doesn’t circle back.
  • Power you can count on. We confirm there’s a suitable GFCI outlet near the pump and tell you up front if an electrician is needed.
  • A battery backup option. We recommend one here, because the storms that bring the most water are often the same ones that knock out power.

Sump Pump Repair and Replacement

If you already have a crawl space sump pump, the most common problems we see are a stuck or tangled float switch, a clogged intake, a failed check valve, a crushed or buried discharge line, and pumps that have simply worn out. Many sump pumps last somewhere around 7 to 10 years, and a pump that runs constantly in a high water table area can wear out sooner.

Signs your sump pump needs attention:

  • It runs nonstop, or cycles on and off every few seconds
  • It hums but doesn’t move any water
  • It makes grinding or rattling noises
  • There’s standing water under the house after a storm even though the pump is on
  • You can’t remember the last time you heard it run

We test the pump, float, and check valve, then tell you honestly whether a repair makes sense or a replacement will cost you less over the next few years. If a simple part swap fixes it, that’s what we’ll recommend.

Getting Your Sump Pump Ready for Storm Season

The worst time to find out a pump isn’t working is in the middle of a tropical storm. Before hurricane season starts, and again in late summer, do a quick check: pour a bucket of water into the basin and make sure the pump kicks on, empties it, and shuts off. Clear leaves and debris from the end of the discharge line. If you have a battery backup, check the age of the battery, since most need replacing every few years.

If you’d rather not crawl under the house yourself, we can check it for you during a plumbing maintenance and inspection visit.

Common Questions

Common Questions Charleston Homeowners Ask Us

Do I need a sump pump if my house doesn't have a basement?
Possibly. Most sump pumps in the Charleston area are installed in crawl spaces, not basements. If water collects under your house after heavy rain, the crawl space stays damp, or you notice musty smells or soft spots in the floor, a sump pump may be the right fix. We'll look at your crawl space and tell you honestly whether you need one, or whether gutter or grading changes would solve the problem instead.
Cost depends on how easy your crawl space is to access, the pump you choose, how far the discharge line has to run, and whether you add a battery backup. Replacing an existing pump in the same basin costs less than a new installation. We look at the space first and give you a flat-rate price before any work starts.
Most new crawl space sump pump installations take about half a day to a full day. Tight crawl spaces, long discharge runs, or adding a battery backup can add time. Swapping out a failed pump in an existing basin usually takes a few hours.
What are the signs my sump pump is failing?
Watch for a pump that runs constantly or cycles on and off rapidly, a pump that hums without moving water, grinding or rattling noises, and standing water under the house after rain even though the pump is running. A pump that's 7 to 10 years old is also worth having checked before storm season.
Start with the simple things. Make sure the pump is plugged in, the GFCI outlet hasn't tripped, and the breaker is on. Check whether the float is stuck against the side of the basin, but don't reach into the basin while the pump is plugged in. If it still won't run, call us at (843) 739-7438 and we'll get someone out as quickly as we can.

These guys are amazing! I called due to a clogged drain and they came out the next day. They even stayed until late evening to ensure the problem was resolved that day. All the technicians were friendly and communicated upon arrival. One of the owners even called to follow up from the visit. I have already recommended them to several people and will continue to highly recommend them to anyone in need of plumbing services.

So I posted a 5⭐️ review a month or so ago. I had all of my pipes re-done and some fixtures replaced by these wonderful people. Here we are a month later and somehow I have managed to loosen my kitchen sink. I txt them at noon, embarrassed I might add, to need help with something so frivolous. By 2 pm Austin showed up to my house to tighten it, all the while assuring me it was his pleasure and wouldn’t accept a dime from me, as it was a part of my warranty. I will forever suggest these guys to everyone I know and am so grateful they are who I chose when there are so many options out there🥰
