Plumbing Maintenance & Inspections in Charleston, SC
wall, corrosion creeping through a galvanized joint, sediment settling at the bottom of a water heater tank. By the time you notice something is wrong, the repair is almost always more expensive than it needed to be.
That’s why plumbing maintenance exists. Not as a sales strategy, as a practical way to catch small issues while they’re still small.
At Pineapple Plumbing, co-owners Austin Holcomb and Austin Webb have spent a combined 22 years repairing the problems that routine maintenance would have prevented. Austin Holcomb, a U.S. Marine veteran and Lowcountry resident since age two, brings the discipline of doing things right the first time. Austin Webb, born and raised in Summerville with over 14 years in the trade, has worked on enough Charleston-area homes to know exactly where problems hide, and where to look before they start.
We provide thorough plumbing inspections and maintenance for homeowners across Charleston, Summerville, Mount Pleasant, West Ashley, North Charleston, James Island, Johns Island, Goose Creek, and the surrounding Lowcountry.
What a Professional Plumbing Inspection Actually Covers
A lot of homeowners aren’t sure what they’re getting when they schedule a plumbing inspection. Here’s what we actually check and why each item matters.
Water supply system:
We test water pressure (healthy range is 40–60 psi), inspect visible supply lines for corrosion or bulging, check shut-off valves at every fixture to confirm they turn freely, and verify the main shut-off valve operates correctly. In Charleston, many homes have shut-off valves that haven’t been touched in years, and a valve that’s seized open is useless in an emergency.
Drain and waste system:
We run water through every drain to check flow rate, listen for gurgling that signals venting problems, and inspect accessible drain lines for signs of buildup or deterioration. In older homes, particularly those with cast iron waste lines common in downtown Charleston and West Ashley, we look for rust flaking, joint separation, and bellied sections where waste collects.
Water heater:
We inspect the tank or unit for corrosion, check the temperature and pressure relief (TPR) valve, look for sediment in the drain, assess the anode rod condition, and verify proper venting on gas units. A water heater that hasn’t been flushed in several years is working harder than it needs to, and that costs you money every month.
Fixtures and connections:
Every toilet, faucet, and exposed connection gets checked for leaks, proper operation, and wear. We test toilet flappers for silent leaks. A single running toilet can waste 200 gallons a day without making an obvious sound.
Crawl space and exposed piping:
This is where Charleston homes differ from homes in most other markets. Many Lowcountry houses are built on raised foundations with plumbing running through crawl spaces. Our humid climate means these areas accumulate moisture year-round, which accelerates pipe corrosion, encourages mold growth around plumbing connections, and can damage the wooden structural supports that hold your pipes in place. We inspect these areas because they’re where problems develop the fastest and get noticed the slowest.
Exterior plumbing:
Hose bibs, outdoor shut-offs, and irrigation connections are all checked. Near the coast, salt air corrodes outdoor fixtures significantly faster than inland. Homes on James Island, Sullivan’s Island, and Mount Pleasant often need outdoor components replaced twice as often as homes in Summerville or Goose Creek.
Why Plumbing Maintenance Matters More in Charleston, SC
Every plumber will tell you maintenance is important. Here’s why it’s specifically important in Charleston.
Humidity works against your plumbing every day. Condensation forms on cold water pipes during our long summers, especially in crawl spaces and unventilated areas. That moisture doesn’t evaporate in Charleston’s humidity, it sits, corrodes metal, feeds mold, and softens wood. A pipe that would last 30 years in a dry climate may show corrosion in 15 here.
Older homes have older problems. Charleston is one of the oldest cities in the country, and its housing stock reflects that. Homes built before the 1960s commonly have galvanized steel supply lines that corrode from the inside out. Pre-1980 homes may contain lead solder at copper joints. Cast iron waste lines in homes from the 1940s and 1950s are reaching the end of their functional life. Annual inspections catch deterioration before it becomes a failure.
Storm season stresses your drainage. Heavy rains during hurricane season can overwhelm drain systems, especially in low-lying neighborhoods. Some older downtown homes still have combined sewer and stormwater connections that back up during major storms. A maintenance visit before storm season lets you confirm that drains are clear, sump pumps work, and backflow protection is in place.
Freeze events happen here, too. Charleston doesn’t get prolonged winters, but cold snaps in January and February can catch homeowners off guard. Pipes in uninsulated crawl spaces, exterior walls, and attic spaces are vulnerable. A fall maintenance visit is the right time to identify exposed pipes and add insulation before temperatures drop.
What You Can Check Yourself Between Visits
You don’t need a plumber for every observation. Here are practical things you can monitor on your own:
Look under every sink monthly for dampness, drips, or musty odors. Listen for toilets that run intermittently, that’s usually a failing flapper wasting water around the clock. Test your main water shut-off valve once a year to make sure it turns. Watch your water bill for unexplained increases, which can signal a hidden leak. Clean faucet aerators every few months by unscrewing them and rinsing out sediment. Check your water heater for rust, dampness at the base, or unusual sounds.
If any of these checks reveal something concerning, that’s when you call us. Knowing what’s normal and what isn’t puts you in a much better position to catch problems early.
What to Expect When You Call Us
Here’s how we make the process as easy as possible:
You’ll talk to a real person who schedules your visit at a time that works for you. Your plumber arrives on time, introduces himself, and puts on shoe covers before entering your home. We diagnose the issue, explain what we find in plain language, and provide a clear price before any work begins. We clean up after ourselves, and if you have questions after we leave, we’re a phone call away.
No mystery fees, no surprise charges, no pushy recommendations. Just honest plumbing work from people who live and work right here in the Lowcountry.
When to Schedule a Professional Inspection
Some situations call for a plumber’s eyes rather than a homeowner’s:
Annually, as routine preventive care. One visit per year covers most homes. Homes with older plumbing, mature trees near sewer lines, or a history of plumbing issues benefit from twice-yearly visits.
Before buying or selling a home. A plumbing inspection before a real estate transaction protects both parties. For buyers, it reveals hidden problems that may not appear during a standard home inspection. For sellers, it gives you the opportunity to address issues before they become negotiation points.
After a major storm or flooding event. Heavy rain, storm surge, and standing water can damage underground pipes, overwhelm drains, and contaminate water systems. Post-storm inspections are especially important for homes in flood-prone areas of James Island, downtown Charleston, and low-lying parts of West Ashley.
When you notice warning signs. Persistent slow drains, unexplained water bill increases, discolored water, low pressure, damp spots on walls or ceilings, or sewage odors all warrant a professional inspection. These symptoms rarely improve on their own.

These guys are amazing! I called due to a clogged drain and they came out the next day. They even stayed until late evening to ensure the problem was resolved that day. All the technicians were friendly and communicated upon arrival. One of the owners even called to follow up from the visit. I have already recommended them to several people and will continue to highly recommend them to anyone in need of plumbing services.Posted on Google![]()

So I posted a 5⭐️ review a month or so ago. I had all of my pipes re-done and some fixtures replaced by these wonderful people. Here we are a month later and somehow I have managed to loosen my kitchen sink. I txt them at noon, embarrassed I might add, to need help with something so frivolous. By 2 pm Austin showed up to my house to tighten it, all the while assuring me it was his pleasure and wouldn’t accept a dime from me, as it was a part of my warranty. I will forever suggest these guys to everyone I know and am so grateful they are who I chose when there are so many options out there🥰
